Canada

This service applies to projects in Canada. Engineering design services are delivered in partnership with BMAC.

Asset planning gives building owners, strata councils, and property managers a documented view of what a building will need over the coming decades and what those items are likely to cost. Our reports combine a visual review of the building with its repair history and financial records, so funding decisions rest on recorded condition rather than assumption.

Depreciation Report (Reserve Fund Study)

Known as a reserve fund study in some provinces, this report provides the anticipated Reserve Fund expenditures and required contribution for a 30-year forecast period.

The work typically includes:

  • Review of the available building drawings
  • Review of the history of repairs performed at the building
  • Review of the most recent financial documents, including financial statement and balance sheet
  • Visual condition review of the building elements within the common property
  • Preparation of repair and replacement costs for the building elements within the common property
  • Preparation of a draft written report including item descriptions and repair or replacement costs
  • Meetings with the Strata Council, as required, to gather their input
  • A finalized Depreciation Report submission

Maintenance Plan

This report provides valuable information regarding the required maintenance items to optimize building service life.

A maintenance plan typically includes:

  • Descriptions of various building elements, including functionality
  • Required maintenance actions for each described element
  • Frequency of each maintenance action
  • Copies of available warranties

Who This Is For

Asset planning work is carried out for strata and condominium corporations, property managers, and building owners across Canada, prepared to the requirements of the province the building is in. Both reports can be prepared together, so that the reserve forecast and the maintenance schedule are built from the same condition review.
